More Eyes on New Home Construction in Austin Texas

One of my favorite lines that I hear builder sales people say to buyers who are considering building a new home in their community is this: "Don't worry. The house goes through multiple city inspections and they don't miss anything." Well, yes, the city or county inspectors are looking at some things in the house, but what is important to the city inspector may not be the things that you are concerned about and not everything in your home is on his list of things to inspect. So, no, the city inspector is not tuned into your concerns and is probably not going to even look at the same things that an inspector you hire is going to be looking at and certainly not looking at everything that I might look at when I walk a house with a buyer. They quite simply have different priorities and different check lists. And at the end of the day, the more experienced professionals you have on your team, who are walking your home with you--the better.

Find a good builder. Hire a great REALTOR who knows how to build a house. Hire a new home construction inspector--as many as three times during construction and during the first year. And invest time and energy into making sure your new home is built right.
