Greater Austin has a number of communities with OUTSTANDING schools--many of which have exceptional national ranking. Here are a few of my top recommendations and some information about the communities to help you think outside the box about what is important to you and your family.
Eanes Independent School District (ISD) is often considered to be the best school district in the Austin area. If you casually ask any local for "the best schools" you will likely be told "Check out Eanes". Eanes ISD has 100% exemplary rated schools--though it has only 9 schools in the district, making it one of the smaller school districts in our area. But Eanes ISD has another advantage that elevates its reputation in the community--it is very close to downtown Austin. So, this reputation comes with a price. Finding a large home, newer home and home with maximum privacy and lot size in Eanes is not out of the question--but in any given target budget--this is where the trade-offs begin. Many of the homes here are older custom homes, and remodeling is common. The commute to downtown will be 10-20 minutes for much of Eanes ISD, and walk-ability is good in many of these communities (low traffic; family oriented communities). There is the possibility of lake access or lake views here (Lake Austin a.k.a., the Colorado River) with some of these communities and homes sites. Homes sold YTD in East Eanes ISD (Westlake area) sold up to $3.25M for 9000+ sf, whereby the mean and median averages ran from 3000-3400 sf, and sold between $695k to $836k.
Besides Eanes ISD, there are other communities in the Greater Austin area with outstanding (Exemplary Rated) schools as well. Both Westlake High School (Eanes ISD) and Westwood High School (Round Rock ISD, but Austin City limits) are both rated in the top 100 HS's in the nation. There are approximately 29,000+ public High Schools in the US today, so being in the top 100 is a big deal. I am told that more than 40% of the students in Westwood HS have perfect GPA's in this very rigorous academic environment. Westwood HS communities include a number of neighborhoods in the North West Austin area. The commute to downtown is an approximate 20-25 mins, so this is still fairly close to all things Austin. And no part of West Austin is more than 20-30 minutes from Lake Travis (the largest of our lakes). The challenge for the luxury market in this part of Austin is SIZE. The homes in this part of Austin tend to be older and smaller. Finding a home that is larger than 4000 sf is feasible, but the choices are limited. The most expensive home sold YTD this year in this area sold for $660,000 for 5200 sf. The mean and median home prices were both right at $318k for approximately 2500 sf.
The third area of choice is one that I might push to the top of the list of recommended areas in Greater Austin--Let's characterize this area as "The New Eanes". Everyone knows about it, but only the people who live in this area really appreciate how much this area of Austin is a blending the all good things in Austin. This part of Austin is known to Realtors as "River North", as it sits just above Lake Austin (Colorado River), and just below the main body of Lake Travis. There are a number of large scale and smaller communities here with some of Austin's best schools in one of our most well known master planned communities--Steiner Ranch. Located in the Leander ISD, Homes in this are from 20-30 minutes from downtown, and just minutes to both Lake Austin and Lake Travis. Many of these communities have 100% Exemplary rated schools, with dedicated parents, teachers and administrators to the excellence of the the students coming out of these schools. Although the dirt in River North is not cheap, it can be cheaper than communities closer to downtown. This area affords outstanding schools, larger lots, bigger homes, views of the lakes, lake access, and some of Austins best known golf courses. Backing to the Balcones Preserve, this area brings the Texas Hill Country into focus. The most expensive home sold in the area YTD was $2.58M for 7700 sf, while the mean and median in the area this year remains between $425k to $515k for approximately 3400 sf.
