I have written blogs in the past about getting your timing right, and I believe timing is one of the most misunderstood concepts in Real Estate. To most buyers, finding the right deal means watching and waiting for a home to get down to a very low price and then pouncing on it like a lion jumps on a dying antelope. But if you watch enough of the Animal Planet you will know that lions don't tend to sit and watch for the sick and dying prey, and if they did, by the time the animal reaching its point of no return, there would be more than a few predators waiting to pounce. Well, so it is with Real Estate. Smart Buyers create opportunities when the conditions are favorable.
You can search and read the other articles that I have written about this subject (e.g., Best Time to Make an Offer) but let me tell you about another opportunity in keeping with this buyers concept.
Right now, the Austin condo market is flooded with inventory. This is especially true of the UT and Downtown communities. This is not the season that buyers are looking for a condo at UT, and does not seem to be a high turn over in downtown condos right now either. In any business we would call that an opportunity. High inventory. Low demand. Time to invest.
Could any investor believe that downtown Austin and UT is going to become less popular or less important to the growth of the city over the next 5-10 years? I doubt it.
